The barn can be rented as a whole or each unit individually, but please note there are no interconnecting doors.
The old barn doors are fully glazed, and with large bi-fold doors and large sky lights in the roof; the barns are light and spacious, offering beautiful views out. Underfloor heating is provided by our ground source heat pump.
Each barn has a large open plan kitchen diner with a log burner, table football and a selection of board games to allow for traditional family entertainment. Brockram Barn has an extending table that can seat 16 if you are renting both barns
The barns have their own gardens, 5 seater hottubs, and charcoal barbecues, and a shared fire pit. Many of our guests enjoy toasting marshmallows and star gazing around the fire. The farm track is 0.5 miles long and is ideal for young children to ride their bikes up and down or go on short walks.
Rose Cottage sleeps 8, across 4 bedrooms and is a small detatched country cottage 2 miles from Low Plouglands. This also has a back and front garden with a Charcoal BBQ, a swing and a wendy house.
We try to be as sustainable as possible, our underfloor heating is provided by our ground source heat pump, and we have now installed 54 solar panels which provide a large chunk of our electricity. All our logs are from trees grown here on the estate, mainly windblow and thinings from the woods. We also have three 7kW EV charging points that can be used during your stay.

Turn off at J38 at Tebay and follow the signs to Kirkby Stephen (A685). This will take you under the motor way and proceed straight over the roundabout. Stay on the A685 until you reach Kirkby Stephen (approx. 15 miles) Stay on the main road through the town; go straight over a mini roundabout As you leave the town (after the end of the 30mph limit), fork Left signed Warcop on the B6259 Stay on this road passing over 2 large humped back bridges. After the 2nd bridge take the next left signposted Little Musgrave, this will take you into a narrow lane. (If you go over the big river bridge and end up at Great Musgrave you have gone too far) Once you enter Little Musgrave, you will pass Little Musgrave farm on your Right. Just after these farm buildings there is a turning on your Right. This takes you over a cattle grid and down a concrete road. Pass a sign saying “Private Road” and keep following this lane for about ½ mile and you will then see the pond on your left and the barns just beyond that. Go over the cattle grid and into the car parking area next to the barns. You have arrived!
From the A66:
As you come down the hill from North Stainmore take the turning left to Kirkby Stephen on the A685. Turn left at the bottom of the slip road towards Kirkby Stephen. Continue on this road until you pass turnings to Winton and then take a turning Right signposted Warcop B6259. Stay on this road passing over 2 hump backed bridges. After the 2nd bridge take the next left signposted Little Musgrave, this will take you into a narrow lane. (If you go over the big river bridge and end up at Great Musgrave you have gone too far) Once you enter Little Musgrave, you will pass Little Musgrave farm on your Right.
