Superbly located two miles from the southern border of the English Lake District and overlooking Grange-over-Sands and Morecambe Bay. The imposing Victorian Grade II-listed mansion has been fully restored and provides a perfect base from which to explore this unspoilt area of exceptional natural beauty.
Dating from 1853, the manor house has been sumptuously restored, incorporating the original features of yesteryear with levels of comfort and luxury. There are nine apartments in the mansion and 46 new cottages and apartments.
Properties
The grade II listed Manor House dates back from 1853 and comprises 9 Apartments. A further 46 cottages and apartments have been built in the grounds. All are fully equipped and furnished to the Bond's high standard.
The property is in Grange-over-Sands, a seaside resort that has retained its Edwardian charm. You truly feel as if you are stepping back in time here, with its pedestrian-only promenade, popular bandstand and lovely ornamental gardens. Even the shop fronts have stayed the same!
Windermere, Coniston Water et al are easily accessible, while for the more urban-minded, the city of Lancaster – often and unjustly overlooked in the guidebooks – is just a half-hour drive away. There is a selection of dog-friendly holiday homes to let, and we also welcome kids and young families. Enjoy our on-site steam room, indoor swimming pool, children's playground and even crazy golf. There is plenty to see and do both at Merlewood and in the surrounding areas, all of which you can enjoy from the comfort of your luxury holiday property.
Exclusive holidays for life
An initial payment from £5,000 and a quarterly fee of under £38 (that is around £150 a year), which can increase in line with but not exceed the Retail Price Index Excluding Mortgage Interest (RPIX), gives you access to all HPB’s holiday homes. For each HPB holiday, you will pay a no-profit user charge covering only property running and maintenance costs and use of on-site facilities. The average charge is the same throughout the year, and for a studio is around £360 a week and £540 for a two bedroom property. Larger properties are also available. After an initial charge of 25% your money is invested in a fund of holiday properties and securities. The fund itself meets annual charges of 2.5% of its net assets at cost, calculated monthly. Your investment return is purely in the form of holidays and, as with most investments, your capital is at risk. You can surrender your investment to the company after two years or more (subject to deferral in exceptional circumstances) but you will get back less than you invested because of the charges referred to above, as well as other overheads and changes in the value of the fund’s properties and securities.

DIRECTIONS TO MERLEWOOD, GRANGE OVER SANDS From the M6 North or South exit junction 36. At this junction you are less than 30 minutes away. Follow the signs to A590 (Barrow). After approximately 3 miles take the exit sign posted Barrow A590. At the roundabout take the first exit (left) A590 Barrow. NB Speed cameras - After approximately 6 miles take the first exit at the roundabout on to B5277 signposted Grange over Sands. Proceed to the village of Lindale. At the mini roundabout (you will see an Audi car showroom directly opposite) turn left on to Grange Road B5277. Proceed 1½ miles and you will arrive at Grange-over-Sands. You will pass the Netherwood Hotel on your right and then the Railway Station on your left. At the next mini roundabout turn right (second exit) up Windermere Road. You now leave Grange and after about half a mile the road bends to the right, if you look left at this point you will see Merlewood between the trees. The entrance is next to the Lodge on the left-hand side. Please note Grange over Sands does not have a petrol station. The nearest petrol stations are Greystones East Services on the A590 at Witherslack approximately 4 miles away or Newby Bridge Services on the A590 heading West approximately 5 miles away. Alternatively - After approximately 6 miles take the second exit at the roundabout staying on the A590 to Barrow. After 1 mile take the slip road left signposted Lindale, turn left off the slip road and take the next right signposted Grange. Approximately one mile down the road is the entrance to Merlewood on your right.
The nearest train station is Grange-over-Sands (3/4 mile).
